The specialized RV storage industry remains fragmented, with few widely recognized authorities, associations, or centralized sources of public data. There's no central source that tracks who's building what, where supply is tightening, or which facilities actually deliver on what they advertise.
Who we are: Best RV Storage Rankings is maintained by an RV storage operator. We own and operate RV storage facilities in the Phoenix and Dallas metro areas, the same markets we rank. We're disclosing this upfront because it matters: some of our own properties appear in these rankings, and we hold them to the exact same scoring criteria as every other facility on the list, with no ability to boost our own placement.
We originally built a complete, accurate database of every RV storage facility in the metro areas where we operate simply to monitor supply and keep track of the competitive landscape. It wasn't meant to be public.
Our own goal is to become one of the best RV storage operators in the country. Once we had a database of over 170 properties across our markets, we got curious how we actually compared to everyone else. So we built a fully objective scoring system and ranked every facility in the database against it, including our own.
How We Built the Criteria
We started by asking a simple question: what do customers actually care about, and how would they rank these facilities themselves? Looking at what customers were saying in Google reviews, we decided review volume and review score should carry the most weight. From there, the full 100-point system breaks down as:
For the system to have any integrity, every input had to be information that's publicly available: Google ratings, published photos, on-site amenities, and similar. That means anyone, including a competing facility owner, can independently verify our criteria and reproduce the same results we did.
Objectivity, Even for Our Own Properties
Some of the properties we operate scored well under this system. That doesn't change the underlying facts, and it isn't the result of favoritism. The same public, verifiable criteria are applied identically to every facility in every market, whether it's ours or a competitor's. If anything, we hold ourselves to a higher bar of transparency because we know the obvious question: how can rankings be trusted when the people publishing them also own some of the facilities being ranked? The answer is that our scoring system does not change for anyone, the inputs are all public record, and the math is reproducible by anyone who wants to check it.
Who Compiles and Maintains This
The dataset and rankings were compiled and are maintained by Kristina Blankenship, who is employed by Business Property Trust, LLC. Business Property Trust, LLC is a 25-year-old real estate investment company based in Oregon. The company started an RV storage business after selling its self-storage assets six years ago, and now owns 9 RV storage properties in Phoenix, AZ and Dallas, TX, operating under the Carefree Covered RV Storage brand.

These rankings are a living project, not a one-time snapshot. We'll continue updating scores and including new properties as they're built, which means results will shift from year to year.
